Acquisition Surveyor

Job Title: Acquisition Surveyor
Location: Birmingham
Contract Type: Permanent
Sector: Telecommunications
Salary: £35,000 - £50,000

Core Responsibilities:
• To ensure cost effective operational running of allocated Technology sites
• To undertake telecoms lease renewals, MSA renewals, site share, rent reviews and acquisitions and other activity as required.
• To deliver strategic advice primarily focussed on clients telecoms portfolios
• Liaison with clients and 3rd parties i.e. landlords and their agents to ensure uninterrupted use of the client’s premises, effectively acting as the intermediary between landlord and tenant
• Deliver specific projects as required.
• Identify and drive through cost savings for corporate occupiers
• Contribute to strategy for site value maximisation (e.g. lease re-negotiations, equipment re-configuration, capturing of incoming site share opportunities, etc.)
• For sublet properties, monitor income collection and tenant liaison
• Manage exit strategies for freehold and leasehold properties being vacated
• Ensure adherence to lease terms and compliance with statutory requirements and advising clients of same
• Manage and liaise with other teams and other professionals to provide a full service to the client
• Direct and frequent client contact and reporting

Key Performance Indicators:
• Contribution to achievement of client and departmental targets
• Client satisfaction
• Delivery of regular and accurate client reports
• Services undertaken within client budget

Knowledge & Experience:
• Up to date knowledge of the telecoms market
• Up to date knowledge of legislation regarding property management and telecoms activity
• Demonstrable technical competence in property management
• Basic IT skills (word-processing and spreadsheets)
• Industry specific packages (e.g. TRAMPS/PM&A)
• Likely to possess 2 years plus post-qualification experience
• Previously worked in the telecoms industry

Qualifications
• Degree level estate management qualification or equivalent desired
• Membership of RICS/working towards MRICS status
