Construction Manager

Responsible For:
Construction / Build Team

Job Purpose:
To manage and oversee the practical side of every stage of the build of a project in planning and delivery.

Main Duties: 

  • Take and oversee overall responsibility for management of the Build Team. Including, but not limited to:
  • Doing all acts and things necessary to lead the build process from receipt of handover to completion of the project.
  • Organising resources and schedules of work to meet deadlines set by project requirements.
  • Identifying staff issues and disputes and signposting these where appropriate.
  • Ensure the team is motivated at all times.
  • Overseeing and supervising the quality of work.
  • Providing training and mentoring support to existing and new members of the team.
  • Ensuring works are completed in a timely and efficient manner and to a high standard.
  • Supporting completion of CPD activities within the Build Team.
  • Conduct regular team meetings.
  • Laise with the Human Resources Manager to address employee issues and general management and follow advice in managing employee issues.
  • Manage and monitor capacity and identify recruitment needs and participate in the recruitment process.
  • Drive innovation within the Group.
  • Developing tools, procedures and methods of work to ensure consistent and smooth running of the team.
  • Reviewing the finances for the team with financial targets set by the Senior Management Team from time to time. Securing new work with new and existing clients for the Group.
  • Ensure continuity and communication with all other teams within the Group.
  • Assist management in financial disputes, chasing payment with the client base and escalate in line with internal processes when required.
  • Undertaking all acts, tasks and things that are necessary in the managing of projects to completion of works on site including but not limited to the below.
  • Accepting instruction of works to commence build works.
  • Undertaking and documenting site visits to facilitate proper assessment and requirements of a job.
  • Interpretation of designs and drawings to accurately complete required works in all areas of services provided by the Group.
  • Creating construction programmes from start to finish, programmed to be compatible with deadlines set.
  • Liaising with all third parties including, but not limited to, warranty providers, building control, sub-contractors, clients, on site teams, as necessary to ensure clear communication and oversee project management.
  • Provide clear instruction to all parties listed above to ensure professional standards are maintained.
  • Provide clear instruction to all parties to ensure works are completed to the design specifications.
  • To agree and document any agreed variations to the original design specification, ensuring these are tracked and promptly provided to parties for acceptance.
  • Ensuring variations to the works and programmes are communicated efficiently to the appropriate parties.
  • Preparation of all necessary documentation for the completion of works including but not limited to risk assessments and method statements. Ensuring these are completed to the required standards communicated from time to time and on the approved template documentation.
  • Management of instructed sub-contractors in the undertaking and completion of works, ensuring the professional standards meet that of the Group.
  • Procurement of plant and materials necessary for the completion of works in a manner that ensures it is in keeping with the timescales set.
  • Planning, scheduling and coordinating the project strategy and design, reporting progress and budget matters to the client.
  • Preparing and negotiating timetables, cost estimates, budgets and contracts.
  • Managing the construction process, supervising all activity on-site, responding to delays.
  • Collaborating with specialists such as architects, engineers and local government officials for permits and licences, contractors and clients.
  • Complying with legal requirements, safety and building codes and keeping daily logs and diaries.
  • Ordering equipment and materials, managing their use and managing the personnel involved.
  • Hiring and instructing labourers and sub-contractors.
  • Enforcing safety procedures, minimising risk, ensuring the use of protective clothing, hard-hat, harnesses and other safety equipment.
  • Undertaking site visits and meetings for surveys of projects and preparing associated reports and paperwork.
  • Arranging for invoices to be prepared and submitted in a timely manner on completion of works.
  • Act upon any issues / nonconformities highlighted by the client and provide evidence of resolution / rectification to demonstrate a proactive approach on improving the company’s internal systems to gain further trust and build upon existing client relationships.
